We provide full coordination with top-tier interior designers, and we also offer design support for clients who want a streamlined, fully-guided experience. This includes materials, finishes, fixtures, color palettes, and space planning. The goal is a cohesive design experience where every detail feels intentional and elevated -- all while keeping budget and material selections aligned with the overall financial goals of the project.

Value Engineering + Cost Consulting

We begin value engineering on day one, working alongside the Architect to ensure the home is designed within your target budget. Throughout the design process, we provided cost guidance, construction insight, and identify opportunities for savings without compromising design integrity. Our approach focuses on smart substitutions, improved methods, and strategic reallocation of budget—ensuring you get the most value out of every dollar.

Pre-Construction Planning

Before construction begins, we coordinate permitting, engineering, soil testing, surveys, utility planning, lot clearing, and detailed schedules. This phase reduces delays, clarifies expectations, and ensures a seamless transition from design into build. Our proactive planning sets the entire project up for success to shorten the construction timeline.

Custom Home Construction

We manage every aspect of building your home with precision, craftsmanship, and transparent communication. From foundation to move-in, Tanner, the owner, personally manages every project --- overseeing trade partners, timelines, and the execution of all architectural details. His hands-on involvement ensures quality at every phase and provides clients with a single, direct point of contact throughout the entire build and after.

Vendor Coordination

We assist with sourcing, ordering, scheduling, and managing all finish materials—tile, stone, flooring, fixtures, hardware, and more. This removes the burden from the client and ensures materials arrive on time and as specified. Our oversight reduces delays, errors, and unexpected cost overruns.

Budgeting + Financials

We offer detailed construction budgeting, allowances, cost forecasting, and transparent reporting throughout the project. Clients always know where funds are allocated and how the project is tracking. This discipline provides financial clarity and confidence from the start of construction through completion. We offer both a cost-plus model and a fixed-cost-per-sqaure-foot fee structure depending on how you prefer to structure your project financially.

Warranty + Post Construction Support

Our relationship continues even after move-in. We provide builder warranties, scheduled check-ins, and responsive support for any issues that arise. Instead of leaving you to coordinate with trade partners on your own, we personally facilitate all warranty requests and manage communication to ensure issues are resolved quickly and smoothly. Our goal is to ease the burden and give you confidence long after construction is complete.

We  lead the full process—from site selection and architectural development to construction, budgeting, and market-ready finishes—ensuring every project is executed with the same precision and craftsmanship as our custom homes.
